I pull comparable sales from the last 90 days in your neighborhood, adjust for condition, square footage, and feature differences, then factor in current days on market and buyer demand. Zillow and Redfin numbers are a starting point, not the answer. A real read takes a walk-through and a conversation.
Some yes, most no. The wrong updates cost money and do not raise the price. The right ones, usually small, cosmetic, and inexpensive, can move offers by thousands. Before you spend on anything, let us walk through together so you do not pour money into projects buyers do not care about.
It comes down to price, condition, and how the home is positioned at launch. Well-priced homes in West Michigan usually see solid activity in the first 7 to 14 days. If we pass that with few showings or no offers, the market is telling us something, and we will have an honest talk about the next move.
Typical seller costs include agent compensation, agreed to up front, plus title and transfer fees, prorated property taxes, and any concessions worked out in negotiation. You get a clear net-sheet estimate before we list, and again with every offer, so the closing number is never a surprise.
