Browsing homes online is easy. Knowing which ones are worth pursuing takes local knowledge and time in the market.

Days on market matters more than price

A home that has sat 60-plus days is telling you something. Either the price is off, there is a condition issue, or both. Do not assume it is a deal: ask why it is still available.

Zillow estimates are rarely accurate locally

Automated values do not account for neighborhood detail, recent local sales, or condition. A home priced at the Zillow estimate might be too high, or a good buy. Local context decides it.

The photos don't tell you what the inspection will

Good photos can hide deferred maintenance, drainage problems, and foundation concerns. Before you get attached, see the property in person and plan for a full inspection.

Location within a city matters as much as the city

Two homes both listed in "Muskegon" can sit in very different market positions. Neighborhood, distance to water, school district lines, and walkability all move the value.

Waterfront pricing is hyperlocal
